Are you working with or against your realtor when selling your home?
I know this sounds like a weird question, but after 40 years as a real estate broker, I’ve found this question to be quite appropriate. Let me give you a few examples of sellers working against their agent and you can draw your own conclusions.
UNREALISTIC PRICE: Many sellers don’t listen to the real market facts about their home’s value. They have their own ideas of what price they want for their house, so they ask their real estate agent to list their house at a price that’s really out of the market. Because most buyers today are quite knowledgeable, very few will give serious consideration to an overpriced property. After a period of no or few viewings, the seller begins to complain to the listing agent that he is not doing his job, but no real estate agent can excite a buyer to see a house that is obviously too expensive.
BAD CONDITION: Clean homes sell much faster and more expensively than ones that aren’t as well maintained. Even if a home needs updating, buyers like to linger longer in a clean, comfortable home. On the other hand, they want to run away if the house is not in good condition. In today’s busy times, it is difficult for many people who work outside the home to keep it in top condition all the time. If this is your case, you may consider hiring a temporary cleaning service who will come once a week and perform a deep cleaning of the house. At a minimum, learn to contain as few rooms as possible while your home is on the market so that your home is ready to show off without cleaning up too many areas.
SHOWS : Naturally, it is better to be absent when visiting your home. Some vendors disrupt screenings. They really don’t want to do that, but it’s not uncommon for the seller to take on the duties of the real estate agent personally escorting buyers through the house or feel obligated to tell the buyer their favorite parts of the house. house that he thinks the realtor might be away. This can often make buyers feel uncomfortable and anxious to get out of the house as soon as they can.
ADVICE: When you hire a professional to do a job that you know is beyond your expertise, allow them to do it! Your real estate agent knows the market – listen to them. Whether you have a great location or your home is dressed for success, price is key. From my experience, I have found that there is a Jack for every Jill and a buyer for every house. Price your home based on the current market, let your real estate agent guide you through preparing your home for the market, then stand back and let them do their thing. Go ahead and greet shoppers when they arrive if you must, but apologize immediately and walk around until they leave.
