The financial performance of TECOM Group in the third quarter of 2022 reflects the upward trend in the commercial real estate market. Revenue was AED 490 million, up 12.48% year-on-year (YoY), driven by higher occupancy levels across the portfolio, particularly offices , warehouses and housing for workers.
The Innovation Hub Phase 2 expands the assets of the TECOM Group with two high-end office buildings, four boutique offices, retail spaces and over 800 parking spaces. Due to be completed by 2024, the Innovation Hub Phase 2 will offer over 355,000 square feet of gross leasable area (GLA).
Launched in 2018, the first phase of the Innovation Hub is nearing capacity, providing tech giants like Google, Hewlett-Packard, Gartner and China Telecom with a base in the region. With additional milestones in the pipeline, the completed Innovation Hub project is expected to add more than 1.2 million square feet of space for technology, education and new media companies of all sizes to the group’s portfolio.

According to the CORE Dubai Market Report Q3 2022, the emirate is experiencing growth in the number of new licenses and new residents, which is driving demand in the commercial leasing sector. The report also found that office occupancy levels across the city are the highest since peaking in 2014, rising to 83% in the third quarter from 78% last year.
